Design Process

Whether the process of designing your new home or addition is familiar to you or this is your first time, it is important to have an experienced residential designer to lead you through the process, in order to see you succeed in making your dreams become a reality! From the largest concern to the smallest detail, King Home Designs has the knowledge and talent to guide you through this process.

We walk with you every step of the way through our three phase process, dedicating our time and resources, giving personal attention to detail, helping you meet the needs and wishes for your family, to where….”A House becomes a Home”.

Phase One – Preliminary Plans:

In this very important phase we take the time to learn about your lifestyle, tastes, and ideas, and with this knowledge we begin the development of each floor plan with preliminary calculated heated areas, and begin to develop the exterior elevations, if applicable. It is also important in this phase to discuss your budget with us and any cost concerns that might limit us to our creativity, as we are designers and not builders. If there are budget concerns, this would be a good time to work with a builder of your choice, or if you need assistance in choosing a builder, we will be happy to assist you with the selection of a first-class builder to suit your needs. Once we have a plan design, they will be printed out on 11”x17” sheets or sent via email, at the customer’s request, for review and comment. This phase may take the longest time, being that we want the client to be pleased and satisfied with their home design. After approval of the Preliminary Plans, Phase Two will begin.

Phase Two – Design Development:

This phase begins after the client approves the preliminary plans with any minor changes. During this phase any minor changes will be incorporated into the construction drawings along with notes, dimensioning, sections and details. NOTE: An hourly rate (in addition to the total price quoted) will apply to any major or structural changes requested after the preliminary plans have been approved. One approval set will be provided at the client’s request for review and comment.

Phase Three – Final Construction Drawings

This phase begins with a final review of the plans after Phase Two approval, by King Home Designs, to insure accuracy and completeness of the plans. NOTE: An hourly rate (in addition to the total price quoted) will apply to any major or structural changes requested after the Design Development Phase has been approved. At this time, plans are ready to be submitted for final bid. Four sets of final plans will be provided on 18”x24” sheets. Additional sets can be purchased at $15.00 per set. Arrangements can be made for the final set to be produced on 24”x36” sheets at the client’s expense.
